RESIDENTIAL LEASE AGREEMENT

1. Parties and Property
This Residential Lease Agreement ("Agreement") is made on __________ between __________ ("Landlord") and __________ ("Tenant"). Landlord leases to Tenant the residential premises located at __________ (the "Premises"), located in the State of Utah.
2. Term
This Agreement is a fixed-term tenancy beginning on __________ and ending on __________, unless terminated earlier as permitted herein.
3. Rent
Tenant shall pay rent of __________ per month, due on day 1 of each month, payable to Landlord at the address above or as otherwise directed in writing.
4. Utilities
Tenant shall be responsible for the following utilities and services: all utilities and services serving the Premises. All other utilities shall be the responsibility of Landlord.
5. Pets
No pets or animals are permitted on the Premises without Landlord's prior written consent, except as required by law (e.g., assistance animals).
6. Smoking
Smoking is prohibited inside the Premises.
7. Use of Premises
The Premises shall be used solely as a private residence for Tenant and Tenant's immediate family. Tenant shall comply with all applicable laws and shall not create a nuisance.
8. Maintenance
Tenant shall keep the Premises clean and promptly notify Landlord of any needed repairs. Landlord shall maintain the Premises in a habitable condition as required by Utah law.
9. Entry
Landlord may enter the Premises for inspection, repairs, or to show the unit after giving the notice required by Utah law, except in an emergency.
10. Governing Law
This Agreement is governed by the laws of the State of Utah. If any provision is held unenforceable, the remaining provisions remain in effect.
11. Entire Agreement
This Agreement is the entire agreement between the parties and may be modified only in a writing signed by both parties.
